A Real Estate firm in Pensacola is in need of a full-time Facilities Maintenance Technician to join their team. This position supports the Facilities and Property Management departments in all aspects of day-to-day operations of the property, including client, tenant, vendor relations and work order management. This position will be responsible for performing HVAC, carpentry, general maintenance, painting, electrical and plumbing services at multiple locations within Pensacola. *Inspecting the buildings and other structures to determine functional systems and detecting malfunctions and needed repairs and making notes/recommendations.
*Completing HVAC duties – performing preventative maintenance, troubleshooting, replacing various components, compressors, motors and repairing refrigerant leaks.
*Performing minor painting, carpentry and masonry work (e. g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
*Performing minor electrical maintenance to include but not limited to replacement or repair of fixtures(e. g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
*Performing minor plumbing maintenance (e. g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
*Reporting and communicating work activities daily via a Tablet.
*Assessing and diagnosing required repairs, both for estimated cost and escalation to vendor.
*Procuring materials/parts in a timely manner to meet client service level completion times and dates.
*Responding immediately to emergency situations and customer concerns.
*Performing all work to industry standards and maintaining a professional manner and appearance.
*Complying with all applicable codes, regulations, governmental agency and company directives as related to building operations and practicing safe work habits.
*Completing other duties as requested.
*A multi-tasker while meeting multiple deadlines and adhering to changing priorities.
*Dependable and flexible as well as possessing the ability to maintain a high level of confidentiality.
*Proactive and will follow-through with tasks assigned.
*Hands on and willing to jump in and help.
*Able to troubleshoot and make required repairs.
*Able to work under pressure.
*2-3 years of general maintenance industry experience/ or +1 year of commercial HVAC experience on Roof Top Units (RTU) or any similar combination of technical education and experience is required.
*A High School Diploma or GED required.
*Universal CFC/Section 608/EPA Universal certification is required.
*A strong working knowledge of a personal computer and/or tablet for work order application and basic Microsoft Outlook skills.
*Physical requirements: stooping, standing, walking, climbing stairs/ladders and the ability to lift/carry heavy loads of 50 lbs. or more. Must be able to work in cramped positions for extended periods of time, work on hands and knees and reach with hands and arms. Must have good balance.
*The competent knowledge of the use and care of tools and equipment used in the completion of services.

*This position is full-time and the salary is based on experience level.
